Planning and Building Regulations

Nearly every project will require either one or other, or both permissions. There are some small projects that are exempt from planning and building regulations approval such as conservatories, detached garages and porch's provided that the guidance contained in the Town and Country Planning Act and The Building Regulations is followed regarding exemption. For extensions, loft conversions, outbuildings and porch's there are 'Permitted Development' rights under planning law. This means that you will not require planning permission if you meet set criteria relating to position, dimensions and appearance.
